The faster construction time (16 weeks earlier) compared to conventional building has enabled the client to recoup rental income at an early stage. This additional rental income was £72,000. The weekly rent set at about £100 per week. The land cost was £11,700 per apartment.

Overview
The building, which is 3 to 5-storey high comprises of 45 flats of 50 m2, arranged in a single crescent following the curve of the adjacent motorway slip road. The concept was to develop city-centre apartments for single people at affordable rents. The modular construction techniques have resulted in higher building quality and faster construction time. The development was completed around 4 months faster than by using traditional building techniques.
 
Prefabricated Modules and Panels
Each flat comprised of a prefabricated module consisting of the bathroom, kitchen, hall and second bedroom. All the services and prefabricated timber panels formed the living room and main bedrooms. The modules were built in a factory located in Cambridgeshire. The modules and prefabricated wall units were craned into place to form the main load bearing structure. The paneled part faces the courtyard and the modular units are opposite. Timber cladding was sire-applied. Stairs, walkways, balconies and the stainless steel roof are independently attached to the main structure. The modules and panels were built and equipped in the factory in 8 weeks.
Cost Comparison
The cost comparison between Murray Grove, Caspar II and traditionally built social housing were based on estimated final costs.
Murray Grove and Caspar II were slightly more expensive than the traditionally built social housing due to prototype nature and higher specification. Because of faster construction time, early rental income was possible which corresponded to the price of an additional flat. Also savings in production could have been increased by a larger scale production.
