The 6-storey building comprises a total of 61 apartments including: 8 live/work units at the ground level, 41 2-bedroom apartments, 11 3-bedroom apartments at the rear, and 1 1-bedroom apartment. The steel framed modules were arranged in a T-shaped configuration with a private landscaped courtyard at the rear.

 
2 modules were used for a typical 2-bedroom apartment: one with living/dining room and kitchen and the other with bedrooms and bathroom.
 
This project is a Housing Forum demonstration project.

Prefabricated Modules

 

The size of the modules was 9.6 m x 11.6 m width x 3.8 m wide. The number of modules used for this project was 127.

 

The modules were fully fitted out off-site at the factory with all plumbing, electrics, doors, windows, bathrooms, kitchens, and tiling pre-installed. The façade facing the road was clad in shiplap profiled zinc panels, with zinc cover strips to mask jointing. The lightweight panels were clipped onto a sub-frame attached to the modules. The other elevations were finished in larch vertical timber cladding.

Construction Phases
The time on site was estimated to be 50 weeks, a saving of around 40% compared to traditional construction techniques was achieved.
Stage 1 – Module manufacture
127 steel framed modules were manufactured at the factory in York, while foundations were progressed on site.
Stage 2 – Installation of modules on site
The modules were delivered in 3 phases. The modules were first craned into position on site within a few days. Then the central core enclosing the lifts and staircase were completed.
Stage 3 – Access deck assembly and installation of cladding
The precast concrete walkways and the balconies were connected on-site, and external cladding installed.
Stage 4 – Completion of external works
Landscaping in the courtyard, car park and cycle storage facility were completed.
